Homes in Washington County have recently sold for higher prices

Newly released data from Realtor.com for April shows that prospective buyers and sellers in Washington County saw homes sell for more than the previous month’s median sales price of $449,000.

The median home sold was $487,045, according to an analysis of Realtor.com data. That means April, the most recent month for which figures are available, was up 8.5 percent from March. Those sales include single-family homes, condos and townhomes.

Compared to April 2023, the average home sales price was slightly lower at $487,045 compared to $487,245.

Realtor.com pulls sales data from real estate deeds, resulting in a several-month lag in up-to-date data. The statistics do not include homes currently for sale and are not directly comparable to listings data.

Here’s a look at the median sales prices:

  • Looking at single-family homes alone, the median sales price of $568,750 in Washington County in April was up 10.5% from $514,750 the month before. Since April 2023, single-family sales prices have fallen 4.2% from a median of $593,737. Thirteen single-family homes sold for $1 million or more during the month, compared to 15 recorded transactions of at least $1 million in April 2023.
  • Condominiums and townhomes increased 6.7% in sales price in April to a median of $367,000 from $344,111 in March. Compared to April 2023, condominium and townhome sales price decreased 2.1% to $375,000. No condominiums or townhomes sold for $1 million or more in April.

About Registered Home Sales in Washington County and Utah

In April, the number of registered sales in Washington County decreased 3.1% from April 2023, from 456 to 442. Total residential home sales were $123.4 million.

In Utah, homes sold for a median of $487,500 in April, up 2.2% from $476,868 in March. There were 3,751 recorded sales in the state in April, up 2.1% from 3,675 recorded sales in April 2023.

The total value of recorded home sales in Utah rose 1.5% from $1.3 billion in March to $1.3 billion in April.

Of all homes sold in Utah in April, 4% were sold for at least $1 million, down from 4.46% in April 2023.

Single-family home sales prices in Utah rose 2.4% from a median of $511,958 in March to $524,316 in April. Since April 2023, single-family home sales prices in the state have increased 2.3% from $512,605.

Statewide, condo and townhome sales prices fell 3.3% from a median of $366,830 in March to $354,702 in April. The median condo and townhome sales price fell 4.6% from a median of $371,875 in April 2023.

The median home sales price used in this report represents the midpoint of all homes or units listed during the given time period. The median provides a more accurate picture of what is happening in a market than the average sales price, which would be to take the sum of all sales prices and divide it by the number of homes sold. The average can be skewed by one particularly low or high sale.
